You’ll always know what’s happening, when it’s happening, and who to contact with questions. No surprises, no guesswork. Just transparent progression from design through to handover.

Your first step is finding a design that suits your lifestyle and budget. We have four ranges: Leisure (coastal homes), Estate (spacious family layouts), EcoRetreat (energy-efficient compacts), and Tailored Homes (fully custom builds). Each has been designed for specific sites and living situations.
During your consultation, we’ll discuss your needs, show you designs that align with your brief, and answer all your questions. There’s no cost at this stage, and no pressure to decide immediately.

If you like what you see, we’ll move to site assessment and detailed quoting.
Every block is different. Slope, soil type, orientation, views, access. These factors shape how we build. Our team will visit your site, assess these conditions, and recommend design modifications to maximise your outcome. You’ll receive a detailed site plan showing exactly where your home will sit and how it will look from the street.
This is also when we identify any council requirements, planning overlays, or building restrictions that may apply. Our 65 years of local experience means we navigate these approvals efficiently, saving you time and stress.

We don’t charge for this site plan and quote preparation. You’ll see exactly how our designs will fit on your land in order to make the best informed decision possible.
Your Next Step:
Review the quote, ask questions, and sign when you’re ready. Once signed, we move to permits and selections.
This is where your vision takes shape. You’ll work with our design team to select every interior and exterior detail; colours, textures, fixtures, and finishes. Kitchen benchtops and cabinetry, bathroom tiles and tapware, paint colours, flooring, door hardware, and lighting.
Our team will guide you through the selection process, recommending finishes that suit your design and work within your budget. If you’ve fallen in love with a specific product, we’ll source it. Nothing is off-limits at Coldon Homes.

How we guide you:
We provide upgrade pricing upfront so you know exactly what each choice costs. No surprises later. Our experienced team will help you understand which upgrades represent genuine value and which are purely aesthetic.
Next step:
Once all selections are finalised and signed off, we submit your building permit application and begin ordering materials.
Your dedicated Site Supervisor takes the lead from here. They’ll coordinate all permit submissions, soil testing, engineering reports, and council approvals. Our experience navigating Bass Coast and South Gippsland councils means approvals move efficiently. Once everything is approved, we order materials and finalize the construction schedule.
You’ll receive confirmation of your building permit, soil test results, and your confirmed start date well before construction begins.
Your Site Supervisor is your single point of contact throughout. They’ll guide you through every phase, answer questions, and provide progress updates.

Pre-handover inspection walk-through with your Site Supervisor.
You’ve been counting down the days. You’ve watched your home take shape, attended the pre-handover inspection, and created your snag list. Now comes the moment you’ve been waiting for.
On handover day, your Site Supervisor will conduct a final walk-through with you. Everything will be demonstrated; how every system works, where the mains switches are, how to maintain your new home. You’ll receive your keys, your Certificate of Occupancy, and complete warranty documentation.
